Real Estate Market Report for Metro Phoenix August 2013

This report will follow the real estate trends, sales, pricing and activity during the month of August and provide you with an overview of what is happening in the Maricopa County real estate market.

 Active Real Estate Listings

The total amount of real estate listings that were in an Active status during August 2013 in Maricopa County was 20,843.  Here is a breakdown of those active listings by their respective price ranges.  There were 6,594 Active listings in the under $160,000 price range, there were 7,107 Active listings in the $160,000 to $300,000 price range, there were 3,820 Active listings in the 300,000 to 500,000 price point and 3,322 in the over $500,000 category.  Of note there were more than 800 active real estate listings in August 2013 compared to that of a year ago.

Sold Real Estate Listings

The month of August 2013 saw 7,107 homes that sold in Maricopa County real estate.  The following is the price ranges that the homes sold for in August is 2,847 in the up to $160,000 range,  2,831 sold in the $160,000 to $300,000 range, 1,005 were sold in the $300,000 range to $500,000  range, and 424 were sold in the over $500,000.   Of note the major difference in the annual comparison is the number of homes sold under $160,000 decreased drastically as the number of homes sold increased by almost the same amount for the properties that sold for more than $160,000.
