They’ve done it a dozen times.

But it was the overwhelming task of settling Janis Nader’s father’s Pennsylvania estate that inspired the couple to reach out to others facing the daunting task of downsizing and relocating.

“After my father’s death, it was necessary for both my husband and me to leave our careers to settle the family estate back in eastern Pennsylvania,” Janis said.

Once the estate was settled, Janis searched for franchise opportunities and found Caring Transitions, named the top low-cost and top home-based franchise by Entrepreneur Magazine in 2013. Caring Transitions is the nation’s largest resource specializing in managing senior relocations, downsizing and estate liquidations.

On May 19th, the Naders opened Caring Transitions of Phoenix Northwest Valley.

Their Peoria, Arizona office serves Glendale, Peoria, Sun City, Sun City West, Sun City Grand, Surprise, New River and the surrounding areas, making it the second franchise to open in the Valley of the Sun out of more than 180 locations nationwide since the Cincinnati-based company’s inception in 2006.

In addition to the organizing, packing and moving oversight, Caring Transitions handles on-site or online estate sales, liquidations and prepares homes for the real estate market.

“We made the decision we wanted to relocate back to Phoenix to start this new venture in helping others through the difficulties of relocating and downsizing,” Larry said. “(It is) a subject that we had become all too familiar with between our moves for business as well as settling the family estate. We know all too well the problems, issues and stress that can arise in these situations and we wanted to put our experiences to use to help others have an easier time getting through these types of situations.”

Purging wisely

The Naders recall what a daunting task it was trying to decide what to keep, donate or sell prior to Janis’ father’s estate sale.

“Everything we touched had a memory,” Larry said. “It is hard to give up items that we think give us a sense of who we are.”

The Naders realized the importance of a third party—someone sensitive to owners’ feelings yet removed from the situation enough to help them make wise choices. A tough call when the owner is already emotional distraught over the loss of a family member or from the sheer apprehension of a major lifestyle change later in life.

“We implement the ‘Ohio rule’—you touch an item only once,” Larry said.

When preparing personal possessions for auction, it’s all in the presentation. Once items are parceled out and donated, the Naders carefully stage what’s left for auction, much like staging a client’s home for the real estate market.

“That’s the difference between holding a successful estate sale and a garage sale,” Larry added.

And no item is without value.

“We even sell partially used household cleaners at the sale,” he said. “A dollar here and there adds up.”

Partnering with a real estate team
The Naders and Goodyear realtors Keith and Cheryl Krone recently teamed up to help streamline the transition process for their clients.

Keith Krone can relate. Last year he faced liquidating the home of his late mother after his stepfather passed away.

“They were married for 20 years, but there were 50-60 years of stuff in that house,” Keith said. “My mother kept everything—from old 78 record collections to post cards from the 1930s to crystal glassware. I spent four or five complete weekends holding yard sales. All the while I worried whether I was selling something of value for cheap. The project was overwhelming.

“It’s funny. People think they are holding onto heirlooms that their children or grandchildren will want; but the truth is they probably won’t want much of anything.”

Certified Senior Relocation and Transition Specialists Keith and Cheryl Krone, Goodyear real estate agents, recently partnered with the Naders. The Krones just listed the Sun City West home of a couple in their early nineties planning to move to assisted living in Maryland to be closer to family. Caring Transitions is helping facilitate as seamless a move as possible for the couple, in light that their daughter and son live away.

Parents who initially move from cold to warm weather aging in place until in advance age when they feel they need to be closer to family are known as ‘boomerang parents’.

The couple’s daughter, a teacher and mother of two, took time out from her busy schedule recently to travel to Arizona and discuss her parents’ plans to move with the Naders.

“After talking to us, she said she felt like a huge weight has been lifted off her shoulders already,” Janis said. “There’s no high pressure. We have to earn a client’s respect and trust. Sometimes, it is just by being a good listener, helping comfort them and giving them the tools they need. The daughter wants to make the right decision but doesn’t want to take away her parents’ control and independence. We can be there to do as much or as little as they want and need.”

Caring Transitions’ franchise owners poised to succeed
A Navy veteran, Larry was awarded the humanitarian ribbon for his efforts in rescuing 20 Vietnamese boat people off the coast of Vietnam in 1982. He later worked in quality control and engineering for General Dynamics Land Systems, and for National Environmental Systems and Intelligent Controls, which was eventually sold to AVL North America.

Prior to acquiring their franchise, the couple created Great Lakes Hockey Alliance Magazine, covering all levels—from junior to the NHL. Larry also worked as Media/Public Relations Manager for the Continental Elite Hockey League, where he handled all media publications, game reports and press releases, and served as a broadcast announcer.

Janis, who has an educational background in business management and marketing, has worked in sales and management, including as property manager for senior independent living communities.
